Abstract: The emergence of regional/sub-regional shopping centres in the suburban parts of Singapore marks a milestone in the retail industry. The entrance of retail giants like Takashimaya, Lane Crawford and Isetan Scotts brings about intensified competition among retailers for the same consumer dollar. Would suburban retailers co-exist with the up-scale retailers located in the premier shopping hub --- Orchard?
